Attic Insulation Overhaul in Sunset Park
A 1954 Sunset Park bungalow had decades-old fiberglass batts matted down to about R-8 in real terms. The upstairs bedrooms baked all summer even with the windows open. We removed every batt, air-sealed the top plates and can light penetrations, then blew Owens Corning AttiCat to a true R-38 across the full attic floor. The homeowner called two weeks later to say the upstairs finally stayed within three degrees of downstairs. That’s the job working.
Spray Foam Insulation for a Mid-Century Flat Roof in Ocean Park
Flat-roofed mid-century homes in Ocean Park have almost no attic to speak of, which makes them brutal to cool in August. The previous owner had shoved fiberglass between the ceiling joists, where it did almost nothing. We stripped it out and applied Icynene open-cell spray foam directly to the underside of the roof deck, sealing the entire roofline. The indoor temperature swing dropped by over ten degrees, and the road noise from Lincoln Boulevard faded noticeably. Spray foam earns its price in this part of town.
Crawl Space Encapsulation and Vapor Barrier in Santa Monica Canyon
Homes in Santa Monica Canyon sit close to the marine layer, and a damp crawl space becomes a mold factory by spring. This one had a bare dirt floor and fiberglass that had fallen between the joists, sagging like wet newspaper. We hauled out the failed insulation, laid a 12-mil vapor barrier across the full floor with taped seams, and insulated the rim joists with Rockwool. The musty smell was gone within a week. Floorboards stopped feeling cold in December. Crawl space work isn’t glamorous until you breathe the difference.
Radiant Barrier Installation for a Two-Story Home in North of Montana
A larger two-story near San Vicente had good insulation but hopeless afternoon heat gain. The roof baked in the sun and that heat radiated straight down through the attic floor. We stapled a perforated radiant barrier across the rafter bays, reflecting most of the radiant heat back toward the roof deck before it could load the insulation. Combined with the existing CertainTeed batts, the upstairs settled into something livable. On a 90-degree day, the attic temperature dropped enough to matter. Radiant barrier is one of the cheapest wins we install.
Insulation Removal and Replacement After a Rodent Problem in Mid-City
Rats had been living in this Mid-City attic long enough to turn the old cellulose into a health hazard. You could smell it from the hallway. Our crew vacuumed out every bit of soiled insulation, sanitized the attic deck, and sealed the entry points with steel mesh before blowing in fresh GreenFiber insulated fill. The smell lifted, the heater stopped cycling as often, and the homeowners finally stopped hearing midnight scratching. We don’t just cover up rodent damage. We remove the reason it happened.
Wall Insulation Retrofit for a 1920s Spanish Revival in Wilshire-Montana
Those beautiful 1920s Spanish Revival walls in Wilshire-Montana are usually hollow. No insulation at all. This homeowner felt the difference every time the Santa Monica fog rolled in. We dense-packed the stud bays with Knauf Jet Stream through small drill holes in the exterior stucco, then patched and color-matched each hole. The house holds heat now. The plaster walls lost that cold-to-the-touch feel that made the living room unusable in January. Wall retrofit work is slow, but it changes how a house behaves.
